Glitch Confined to Sectional Title Properties Only

14 March 2007
The City of Cape Town's Valuations Department said today the computer glitch that resulted in some sectional title units in the City being incorrectly valued was confined to sectional title units alone and did not affect other properties.

The Department was reacting to concerns expressed by non sectional title property owners that their valuations had also been wrongly calculated.

Valuations Director, Christopher Gavor, said the problem was an isolated one and did not affect non sectional title properties in any way.

Gavor added some residents had not yet received their valuation notices and advised them to visit an objection venue or the City's web site to see what their valuations were.

He said the City used the addresses on its billing system for the valuation notices, and in some cases these were incorrect as residents did not always provide the City with their new postal addresses when they moved.

Another reason for the non arrival of a number of valuation notices was that some properties may have been omitted from the Valuation Roll because they were only registered after the valuation date. Legislation provided for such cases and the objections process should be used by residents in this situation.

Gavor said if residents failed to lodge objections in time, they could request that their properties be included in a supplementary valuation.

Lastly, Gavor appealed to property owners to base possible objections to valuations on facts - for example if the valuations were clearly not market related. Reasons must be given why this conclusion has been drawn and objections should only be related to specific properties.
